Mallard Pointe Project

On June 18, 2021, a preliminary application was received from attorney Riley Hurd (Ragghianti Freitas LLP), representing property owners Mallard Pointe 1951, LLC, for a proposed new residential development to be located at 1 – 22 Mallard Road. The application as submitted is a “SB 330 preliminary housing application” for a housing development on the subject parcels.
The subject parcels are currently developed with 22 residential units (duplexes). The project proposal includes demolition of the existing residential units and construction of forty (40) new residential units, which include single-family dwellings, accessory dwelling units, duplexes and apartments. As submitted, the project would contain sixteen (16) single-family and duplex units, one (1) ADU, and twenty-three (23) apartments.

As of December 2024
Thompson Dorfman recently submitted building permit applications for demolition and infrastructure improvements. The items submitted include the Joint Trench Plans, Storm Water Control Plan, Site Improvement Drawings, and the Final Map. Those items appear first on the document list below.
These applications represent one of the initial steps in the process and will occur well before any on-site work begins. Before the permits can be issued, the developer must meet all conditions of approval set by City Staff, Planning Commission, and City Council. This long list includes a thorough assessment and any necessary retrofitting or replacement of the bulkhead.
Next Steps
City staff will carefully review the submitted applications. By the end of January staff will identify any incomplete or missing elements in the applications. This is the first step in multiple rounds of review for the beginning phase of the project. The submittals will undergo review by Planning, Building, Public Works, the City’s engineering department, and an independent hydrologic expert. Code Source (city contract building review firm) and Tiburon Fire will also be reviewing the submittals.
